2021 NMHC 50: MAA Largest Apartment Owner, Greystar Top Manager

Congratulations to all NAA members on their rankings in the 2021 NMHC 50.

MAA remains the largest apartment owner in the country. According to the 2021 NMHC 50 released last week by the National Multifamily Housing Council (NMHC), the Germantown, Tenn.-headquartered MAA increased its portfolio from just over 100,000 to 100,490, eclipsing the 100,000-apartment home mark for the third straight year.

Rounding out the top five owners was Morgan Properties, jumping from fifth to second in 2021—a climb of roughly 20,600 apartment homes to more than 90,600. Starwood Capital Group moved from fourth to third, while AvalonBay Communities went from third to fourth. Equity Residential slipped from second to fifth.

Greystar Real Estate Partners, Related Companies, Edward Rose Building Enterprise, Monarch Investment & Management Group and The Irvine Company round out the top 10. Nuveen Real Estate jumped nine spots from last year to its current rank of 13th. Fairfield Residential Company (25th) and Alliance Residential (44th) were the sole newcomers to the top 50 apartment owners list.

The top three largest apartment managers remained the same year over year, with Greystar retaining the top spot. The Charleston, S.C.-based company manages nearly 670,000 units, a growth of 176,000 apartment homes from 2020. Lincoln Property Company and Cushman & Wakefield (formerly Pinnacle) remained at two and three, respectively, in 2021.

Asset Living climbed from 14th to fifth, and top owner MAA remained at seven on the managers list. One of the biggest movers was RPM, skyrocketing from 42 to 11 after more than doubling its size. New to the top managers list are Harbor Group International (39th), Cardinal Group Management (42nd) and Hawthorne Residential Partners (43rd).

Elsewhere on NMHC’s rankings, Greystar overtook Alliance as the largest developer—Alliance is now second. Alliance is also the second-largest builder in the country behind Summit Contracting Group, which stayed in the top spot. Greystar jumped three positions to sixth in 2021.
