Two Companies Dive Deeper into BTR

Nearly 4,000 build-to-rent (BTR) homes are under development by Core Spaces. The company's BTR brand is Oxenfree with two communities to start leasing in March in Nashville, Tenn., and Princeton, Texas. There are about 1,500 homes under construction in seven communities. More homes are expected to be delivered in the spring and summer of 2005 in Dallas and Denver, among other markets.

“There’s a movement happening in housing right now, with the lack of supply, constraints on affordability, and consumer preferences changing, we're seeing a shift in how residents want to live,” said Cliff Payne, Chief Investment Officer of BTR at Core Spaces, in a release.

“Our vision at Core is to have a lifelong place in our residents’ lives. After spending nearly 18 years understanding and perfecting the student housing and conventional resident UX, we saw a huge opportunity to bring our design-focused and hospitality-driven approach to their next phase of life with Oxenfree,” said Marc Lifshin, Co-Founder and CEO at Core Spaces, in the release. “We’re as excited as ever about the opportunities in single family rentals and believe the time is now to disrupt the space and introduce a new standard of living with our purpose-built communities.”

Meanwhile, Legacy Partners has joined with The Resmark Cos. to develop a pair of BTR communities in the Dallas market. Highland in Melissa and Oak Grove in Aubrey are anticipated in late 2025, according to the company's website. The market is familiar to Legacy, which has built over 2,000 apartments in the area.
