HUD, PHA Officials Overview Inspections Changes

The latest updates as rental housing navigates the transition to new NSPIRE inspections standards.

The rollout of the U.S. Department and Housing and Urban Development’s (HUD) new inspection standards came in waves throughout 2023. The National Standards for the Physical Inspection of Real Estate (NSPIRE) replaces previous inspection requirements, including the Housing Quality Standards or Uniform Physical Condition Standards, for all HUD-funded properties.  

However, Local Public Housing Agencies that administer inspections for the Section 8 Housing Choice Voucher (HCV) Program will have until October 1, 2024, to fully implement the new requirementsOn December 20, 2023, the National Apartment Association (NAA) facilitated an in-depth look at what the new NSPIRE inspections standards and scoring model changes mean for rental housing providers with HUD-assisted housing.
