Why Paint Standardization Should Matter to Property Managers

When a manager consults a PPG rep about a property site, a behind-the-scenes process begins, says Bob Schillinger, PPG’s National Sales Manager for Residential, based in St. Louis. The benefit of paint standardization? It helps to lower costs as it streamlines the number and types of products used, which, if not done, can lead to what’s termed “leakage” in the industry. If it’s determined that a standardized approach is not being followed, PPG will develop one – a custom paint program that encompasses everything needed, from the type and quantity of paint, primer, rollers and brushes to the right colors, finishes and sheens. They will develop a national paint specification. Doing this helps work to proceed more efficiently.

Another tool that PPG offers to help with productivity and support standardization is a maintenance binder.  Having this information readily accessible is crucial for turns and general maintenance, says Schillinger. “It avoids having anyone do their own thing and guess, which can lead to inconsistencies in color and quality,” he says. For this reason, the company provides each property manager with a maintenance binder with data cited for every single space—units, hallways, lobbies--and every wall, trim and ceiling surface. It also includes samples of colors, names, and numbers, technical data sheets and safety data sheets. “Any time a manager changes, the new person has information at their fingertips, which saves more time and effort,” he says.

The company’s standardization program also includes a focus on painting technique, which further ensures quality and durability. “We work with our local reps in the market,” says Schillinger. “We train the local maintenance teams at the properties on the proper application methods, the proper roller covers and tools to use to maximize performance of the product.” Schillinger says. These visits also enable our reps to train maintenance staff on our key problem-solving products, such as “Break-Through®”, which dries to the touch in 20 minutes, allowing communities to put doors and windows back into service fast and also cut labor costs, and “Homax®” wall patch and spray textures that repair wall damage and replace texture to drywall and ceilings.
