How can you keep leasing staff members motivated so they consistently meet or exceed their sales goals? That’s the eternal question—and one that is poised to become ever more important as vacancy rates are expected to rise in the coming year.

In a post on Multifamily Insiders, Drew Brucker, a digital strategist for The Rainmaker Group, offers five ways to motivate leasing staff in the new year.

1. Provide more information to staff. Educate your staff members on how their goals affect the overall health of the company. Also share with them the duties and goals of other staff members, particularly those above them. This can help motivate employees to go beyond their job descriptions and feel part of something bigger.

2. Create a team environment. Start team meetings by sharing recent successes. Offer challenges that staff members can work on together, and then celebrate their achievements.

3. Foster friendly competition. Sales professionals are often competitive by nature; use that. Post a leaderboard that charts everyone’s sales goals, and reward the winners.

4. Offer incentives. Find out what motivates your employees and use that information to get the most from them. Surprise them with perks or incentives they don’t know are coming.

5. Track performance through technology. Use your CRM to track employees’ daily work—something you can do even if you aren’t on-site every day. Use that information to motivate them and offer suggestions for improvement.
