Leasing season is upon us, confirmed by May’s edition of NAAEI’s Apartment Jobs Snapshot. The number of available positions in the apartment industry now numbers more than 10,000, with nearly one in four jobs in leasing. For the first time this year, Denver and Phoenix did not rank in the top 5 for apartment jobs, replaced by secondary and tertiary markets such as San Antonio, Austin and Jacksonville. San Antonio topped the list as measured by the proportion of apartment jobs of all real estate sector jobs, and has a strong need for property managers. This month’s spotlight highlights maintenance managers and supervisors. In addition to requiring typical maintenance tech skills, employers are looking for managers with budgeting, property management, and organizational skills.

In the April edition of NAAEI’s Apartment Jobs Snapshot, available leasing consultant positions topped the 1,000 mark, driven by openings in Dallas, DC, LA, Houston and Atlanta. The number of openings in the apartment industry was in line with a recent release from the Bureau of Labor Statistics, which reported that job openings across the country were at their highest levels ever recorded. The Nashville MSA had the greatest percentage of apartment jobs compared to total real estate jobs, with multi-national firms and local and regional players vying for the same talent. This month’s snapshot highlights the property manager/community manager position, in demand across the country, notably in Florida markets.
