The Importance of Onboarding New Staff
Having reliable and professional employees ready, willing, and able to fill open positions is mission-critical in today's apartment sector. To this end, some companies are placing greater emphasis on onboarding new staff. The best operators develop "a bench," a reserve of trained staffers who can step in immediately when a position becomes available. How to Storm-Proof Apartments
There is a clear need in this country for housing that can withstand natural disasters. But resiliency efforts often ignore apartment communities. One strategy is to carry out targeted retrofits that include waterproofing elevators. In some cases, architects have proposed even more significant retrofits, such as moving utility systems to the second floor and compensating for those lost apartments by adding extra floors to the tops of buildings. Another recommendation is to use on-site landscape designs to keep flood waters at bay.

Managers: The New Smoking Police?
The city of Oakley, Calif., recently presented a proposed no-smoking ordinance that, although it would affect most local apartment communities, is aimed at one high-rise in particular. Residents' repeated complaints about secondhand smoke at The Commons at Oak Grove compelled the city attorney to draft an ordinance that targets communities with at least 10 rental units and requires apartment managers to designate most units as nonsmoking as well as separate them from those that are not. Owners could also declare the entire site off-limits to smokers. The ordinance places the main responsibility for enforcement on apartment managers and not the city. Some have suggested that Oakley follow nearby Richmond's example and set up a hotline that apartment residents can call to "report scofflaws."

Choosing the Right Appraiser
An appraiser who lacks the experience and/or skills to correctly read the market may miscalculate the upside potential that is such an important component of property value. The risk of such miscalculations has increased this year, because of a widely held perception that the apartment sector is overheated. The depth and breadth of an appraiser's responses to four basic questions can help to determine whether an apartment community appraisal is in capable hands. These questions range from "Who are the potential buyers for this property?" to "How do those buyers typically add value to acquired properties?"
