Forging Relations With Police to Protect, Serve, and Lease
In acquiring, renovating, and repositioning The Capitol on 28th, previously an affordable housing apartment community in Oklahoma City, DEI Communities forged an interesting relationship with the city's Police Department that helped greatly in the transition. DEI management helped the police hierarchy see the win-win nature of renovating this once crime-ridden property so that it would no longer be such a drag on their manpower. Department officials not only identified officers who could work for DEI on an off-duty basis, they were able to send additional patrol units to assist during the initial move-out demolition phase. Douglas Hastings, DEI's Senior Vice President for Property Management, sat down with Operations Insights to discuss the project, the sensitivities involved, and to give his advice on how other apartment managers can similarly work with area law enforcement.

Seniors represent a growing percentage of apartment residents, and the gap between what they want and the desires of younger generations is as wide as it has ever been -- a divide that is particularly evident with regards to the use of technology for making rent payments.

Good News/Bad News for Twin Cities Apartments
The latest apartment performance statistics for Minneapolis-St. Paul look a lot like the long-term historical norms, which is both a positive and a negative for owners and managers. On the positive side, most Minneapolis apartment communities are at or near 100-percent occupancy. On the negative side, Minneapolis-St. Paul apartment owners and operators are sustaining their long-term pattern of holding rent hikes to levels far smaller than what one would see in almost any other market across the country with occupancy at such tight readings.
