If your apartment community has an outdoor pool, you have no doubt spent the past several weeks readying the popular amenity for the upcoming Memorial Day weekend. However, before your residents go for their first dip, there are a few practical tips to see you through the pool season from start to finish. First and foremost, take proper care of your pool heater as it should last 10 years or more. On a smaller scale, consider chaining large flower pots to the pool fence to prevent plants from winding up in the pool, whether from vandals or heavy winds.

Last summer's near-record heat has some apartment owners and managers sweating about the upcoming irrigation season. Those who are overly concerned may want to add smart landscape sensors to their arsenals. Such devices interact with a property's existing irrigation system to put water where it counts and when it is needed. Some operators prefer this over leaving all the work to a simple timer that waters a community's lawn daily regardless of weather conditions.
27 Firms to Lead Solar Surge
More than two dozen affordable housing developers and service providers nationwide have committed to installing over 150 megawatts of on-site renewable energy. This campaign would more than double the amount of renewable energy on multifamily housing assisted by HUD, federal officials report. Among the 27 companies and organizations that have made commitments are: multifamily affordable housing providers Affirmed Housing Group; Bayview Community Development Corp.; Horizon Development/Preservation Partners; and WinnCompanies, the largest manager of affordable multifamily housing in the U.S.
Program Improves Apartment Safety
In Memphis, apartment communities are partnering with the Safeways organization to reduce crime and improve living conditions. Julaine Harris, executive director of the Safeways Certification Program, remarks, "We have a nationally certified inspector who actually comes out and walks the property during the day looking at entrances, exits, landscaping, lighting, and really determines what kind of security measures are in place in a particular community and we make recommendations on that." Safeways says 10 of its 15 Memphis properties were able to reduce crime last year, eight of them by at least 50 percent.
