Crime at apartment communities can be successfully managed with the right attitude from staff and, more importantly, the right strategies and techniques, according to Brent Sobol, Founder of Legacy Community Housing Corporation. Sobol has made a career out of repositioning distressed multifamily housing properties, and says the most critical part of any crime prevention program and eradication game plan is recognizing the signs of criminal activity or potentially unsafe living conditions.

Cut Costs With Better Water Flow Control
Better apartment landscape irrigation is being achieved by improved management of water flow through systems retrofitted with master valves and flow meter sensors. Apartment communities can now track water usage data literally down to the sprinkler head with a master valve controlling water flow and flow sensors that detect how much water is going through a smart controller-driven system. Fortunately, retrofitting older communities with these critical pieces of technology is much more feasible than ever before.
Growing Demand for Apartments Pushing Up Rents
With demand for apartments surging nationwide, monthly rents are projected to increase for a fifth consecutive year. The average national effective rent increased 12 percent to $1,083 from 2009 to 2013. Steady job growth in recent months has enabled more people to move out on their own. Rising home prices, though, are preventing many from buying. Brad Perozzi, managing director of the Picerne Group, remarks, "We definitely see demand improving, especially the younger demographic coming out of college and being in their prime renter years."
