Processing of supplier invoices for both approval and payment is one of the most overlooked areas where hidden costs lie. Finally, don't shy away from investing in in-house training. Having the right people in place from the beginning can save you big in the long run.


Tips to Avoid Bursting Pipes

Much of the country experienced brutally cold temperatures in January, and one of the main concerns from an apartment operations standpoint was bursting pipes. There are several things apartment managers and their staffers can do to avoid the problem, including keeping a building's heat turned up to making sure all employees know where the water shut offs are in case of a break. In the event of a frozen pipe or pipes, the general rule of thumb is to shut the water off and get in contact with a licensed plumber for assistance.

Incandescent Bulb Phase-Out Myths Debunked

The final step of the Energy Independence and Security Act went into effect on New Year's Day, meaning that incandescent 40- and 60-watt bulbs can no longer be manufactured. According to Lowe's, there are several things apartment managers need to know about the change. For those who prefer the look and feel of incandescent light bulbs, manufacturers have developed halogen bulbs that both meet the new efficiency standards and offer the characteristics of traditional bulbs. From a safety perspective, some managers may be surprised to learn that today's compact fluorescents contain less mercury than a common household thermometer. Lowe's research goes on to debunk several myths about the incandescent bulb phase-out.

Former EPA HQ Puts Apartments to Re-Use

In Southwest Washington, D.C., the former Environmental Protection Agency headquarters has been transformed into two apartment buildings. The towers at Sky House hold the distinction of being one of the first LEED-certified re-use projects in the nation's capital. Community amenities range from a rooftop swimming pool to an outdoor patio with seating, while indoor amenities include a game room, a fitness facility with a personal trainer, and concierge services. Sky House East is also a pet-friendly building with an on-site grooming space.
