I am pleased to announce that I will be moderating a very interesting presentation at the NAA Education Conference & Exposition in San Diego. The presentation, titled Creating Desirable Green Apartments Renters Will Pay More for and Demand, will feature Gretchen Ponts of Strata Research, DeeAnne McClanahan of Greystar Residential, and Steve Sadler of Post Apartment Homes, L.P. on Friday, June 21 from 4:00 p.m.–5:30 p.m.
The presentation contains two main focuses: The results of the “2013 Green Renters Survey,” which was conducted last month by Strata Research to help the industry better understand the value that in-unit efficiency brings to property owners and operators, and how Greystar and Post Apartment Homes are integrating sustainability into their value propositions.
The “2013 Green Renters Survey” was commissioned by HD Supply Facilities Maintenance as a follow-up to our “2010 Green Renters Survey” to understand how apartment renters preferences for amenities, including energy efficient, water conserving, and other environmentally preferable amenities, has changed over the past couple of years. Gretchen will go into detail on the results during the presentation, but I will share a few highlights here with you now.
In my mind, the most exciting results of this study is that 6 out of 10 renters would be willing to pay 2.5 percent higher rent to live in a “green” apartment unit even if that apartment unit doesn’t save them any money on utilities. That basically means that people place a 2.5 percent premium on the environmental impact reduction of “green” apartment units.
After Gretchen presents the results of the study, and Gretchen, DeeAnne, Steve and I review the findings and take questions, we will then hear from DeeAnne about Greystar’s great sustainability initiative: redefining green. She will focus on how their program actively engages their entire portfolio of properties, what Greystar does to keep properties engaged on a regular basis, and how they partner with vendors to push their sustainability initiative forward.
Steve will then present on Post’s sustainability initiative: Post EcoActiveTM. Steve will highlight their work on LEED and NAHB Green Certified buildings, as well as discuss some internal surveys that Post commissioned to better understand the “green” preferences of their residents.
