Developers Pop the Cork on Top-Shelf Amenities

Looking for the latest trends in apartment community amenities? Look no further than Dallas-based Trammell Crow Residential (TCR). The multifamily builder consistently ranks among the top 10 apartment developers nationally, and 2014 finds the firm continuing to work a pipeline that brought 3,500 new units to market last year.

With developments topping off in hot markets like Seattle, Denver, and Southern California, TCR Managing Director Sue Vickery says the firm is staying true to its strategy to build the highest quality, most forward-thinking deals possible. Right now that can be summed up in one word when it comes to in-unit and common area amenities.

Uh-may-zing.

Vickery says TCR is adding finishing touches like Nest thermostats and in-unit Bluetooth speakers to create “smart” 21st century apartments. Common areas are likewise getting the full amenity treatment, with some communities even featuring indoor/outdoor pass-through refreshment bars with wireless bar-tabs linked to resident key fobs. “We even have salon-style Blow Dry Bars as a new take on pass through common areas,” Vickery says. “We’re pretty excited about it.”

Vickery, will speak at the MAXIMIZE: 2014 Multifamily Asset Management Conference, October 13-15 at the Omni Amelia Island Plantation Resort on the Cutting Edge Amenities in New Developments: Gold or Pixie Dust keynote presentation, reflecting on an asset management and development career that includes plan review, management selection, refinancing, sale analysis and disposition processing.

Incorporating complex amenities takes due diligence, careful return on investment analysis, and even special consideration to issues like insurance coverage and licensing. “It’s like anything complicated in apartment development,” Vickery says. “You approach it with moderation.”

Vickery will join Prado Senior Vice President of Marketing, Strategy & Operations Cindy Park; AMLI Senior Vice President and Head of Asset Management Ken Veltri; and Satteron Enterprises President Jim Kjolhede on the panel at Maximize.
