| Finding the Right Mix of Data and Intuition at Franklin Johnston |
Founded in 2013, the Franklin Johnston Group was immediately faced with harnessing the immense amount of data that would be required to manage a growing portfolio of rental apartments. But in working with so much data, the developer did not want to lose sight of the intuition and basic human aspect that is a large part of making truly informed decisions in this people-oriented business. This was the challenge of IT Director Charles H. Mixer II when he was tasked with creating the company's infrastructure from the ground up ... and in his garage!
The multifamily housing industry is rising to meet the mobile technology demands of residents and prospective residents alike. With the rapid pace of innovation and the large number of products on the market to reach apartment seekers while on the go, it can be a bit overwhelming knowing which product is a good fit. Apartment TECHniques has reached out to some of the industry's leaders in mobile Internet Listing Services to see what's new, what's improved, and the different options available for apartment owners and managers on the market.
Keyless Locks: Let Yourself In
In an age when cars have mostly switched to key fobs and hotels and office buildings favor the pass-card, the common house and apartment key has been surprisingly resistant to change. In the last year, though, several electronic door locks from industry leaders have hit the market, making it possible to unlock a home using a smartphone, tablet, or computer. Much of this technology is aimed at urbanites, many of whom have busy work lives, travel frequently, and live in apartment buildings where it isn't feasible to hide a spare key under a door mat or flower pot.
How Much Does Smart Home Tech Save You?
The growing market for smart home technology encompasses everything from Wi-Fi thermometers to automated kitchen appliances to air conditioners. However, one big question remains: Do all these fancy tech gadgets actually help consumers save money, especially at a time when home heating and electricity bills are on the rise? Experts note that smart tech helps give consumers the ability to monitor their energy usage and downshift accordingly, thus helping save money over the long term. The problem is their initial investment costs can be hefty.
Developer Uses Facebook to Address Neighborhood Concerns
In Orlando, the developer of the proposed Princeton at College Park apartment community decided to create a Facebook page to more easily review its plans with the local community. The company, Pollack Shores Real Estate Group, is also using the page to directly address resident concerns. For instance, it posted a link on the page to a recent article titled "College Park Neighborhood Association Opts Not to Take Position on Apartment Complex." That prompted one Facebook user to post "Did they cover the fact you don't have enough parking on-site?" The developer responded: "Hi Daniel. We are adding enough parking for every resident in the community and additional public parking spaces. We are also presenting a plan to the [Florida Department of Transportation] regarding methods to slow traffic and increase pedestrian safety."
