How to Convert Visitors Into Residents

 Marketing Insider

Residents who love where they live have friends. That means potential new residents are stopping by the community every day, so it’s important to capitalize on this opportunity.

Don’t force guests to park blocks away or prevent them from parking overnight; it can create an unfavorable impression. Instead, provide a couple of daily guest passes for residents to give to their friends who visit.

Have residents request use of the permits one or two days in advance. Apartment managers should maintain a template e-mail that can be sent back quickly to those who request passes. Provided that parking is available, this is an easy and effective way for the community to build strong relations with prospective residents and gain qualified leads. Have the visitors’ “guest information” entered into a database and encourage leasing professionals to follow-up with these guests via calls and lease incentive offers.
