General Session: Does Green Make Sense for You?
A panel of industry experts will discuss the history of the green revolution as it relates to the multifamily residential property industry, the current trends in development and asset management, and the business decisions that companies must contemplate in order to remain viable in light of the sustainability movement.

Education Tracks:
Builder/ Developer Track: Going Green – Is There Really a Return on Investment?
Attendees learn about efforts to measure and manage energy data via a number of reasonable cost tools (software and hardware). Energy management is a key ingredient in supporting higher valuations and lower risk assessments for lenders and owners of high performance property. The feedback loop possible with these measures is also vital to obtain the hearts and minds of multifamily tenants, key players in any successful energy/resource management team. Speakers will also discuss the current state of appraisal and finance and the empirical data gathered to support greater appraised value. 

Management Track: Building Your Green Team – So You Want to Go Green…
Going green can mean added value to a company’s portfolio of assets, but it can also mean confronting major decisions about techniques, personnel, and general business practices.  New suppliers may be needed and additional employee skill sets and training must be sought in order to convert the company to a darker shade of green. Speakers will address the issues, costs and challenges companies face when going green. Attendees will also hear from companies that have developed green teams and the personnel decisions that they made in order to assemble their environmental group.

Builder/ Developer Track: Carrots and Sticks: Incentives and Mandates for Builders and Developers
Governments, Utility Companies and Quasi-Governmental Agencies offer incentive packages for green building and management methods.  State and local governments are also mandating green techniques in the design, construction and management of assets.  Attendees will learn valuable tips and tools in achieving the incentives and complying with the law.

Management Track: Beyond the Recycle Bin – Steps you can take to reduce your carbon footprint through better utility management
From best practices to case studies, learn a green corporate model (beyond the recycling bin basics) with tips for all budgets. Learn how to measure your carbon footprint and use that information to market the benefits and motivate residents.

Education Tracks:
Builder/ Developer Track: Changing the Paradigm: Pioneering Green Apartment Communities
This session will share best practices, barriers to overcome, and lesson learned from some of the real estate industry’s most experienced green leaders. Improving apartment community environmental performance has the potential to positively impact the owner’s bottom line through reduced operational costs and can lead to increased resident satisfaction, reduced turnover, higher occupancy, rent premiums and significant market differentiation. Panelists will share their experiences with obtaining tangible results with solid returns on investments for comprehensive green initiatives.

Management Track: Going Green and Increasing NOI
Participants will be able to identify a new way to make a “Green” impression that reduces their expenses and identifies states where these initiatives are in place and other areas where it is being discussed.

Education Tracks:
Builder/Developer Track: LEED Certification and the Mid-Rise Dilemma
Speakers will address the challenges and solutions inherent with LEED certification of residential and mixed use midrise buildings. This session will address the unique nature of midrise residential green construction, including challenges in ventilation and energy strategies, and offer solutions and cost-effective certification strategies for builders and developers alike. Attendees will learn which LEED Certification Model is most attainable when building or retrofitting midrise residential communities.

Management Track: Green Maintenance Tips and Tricks
Attendees will learn easy and inexpensive solutions to common service requests that can decrease their operating expenses while increasing conservation efforts; particularly where water and electricity are concerned. Attendees will also gain a better understanding of the differences in products choices and the resulting impact on the environment.

Builder/Developer Track: Appraising the Green Property and Accessing Capital
Attendees will learn how to position green property assets to achieve higher appraisals and access capital. Low cost strategies will be discussed for retrofitted buildings as well as high performance new construction.

Management Track: Discovery of Federal Green Programs, EPA and HUD
Federal government agencies such as the EPA and HUD have taken a leading role in providing programs which can assist multifamily housing providers with their greening efforts. Attendees will learn about these important programs and tools, such as the Energy Star Portfolio Manager, which will aid property managers in meeting their energy efficiency goals.
