Continued growth and strong performance were a highlight for NAA in 2013. Membership increased with more than 170 state and local apartment associations and so did attendance at NAA conferences and participation in the National Lease Program.
Our first-class products and services delivered the necessary tools and information for apartment professionals to grow and succeed.
As NAA members entered 2014 in celebration of our 75th anniversary, they also continued to find value in our efforts to communicate, advocate and educate during this record-setting year.
NAA again leads the way as the country’s largest multifamily housing-based association, representing more than 7 million apartment homes.
A flurry of new multifamily housing development was in full force in 2013 as demand created opportunities nationwide for investors and management companies.
New apartment stock totaled 187,000 units and is expected to increase to 231,000 in 2014. Occupancy rates for the year were at a healthy 95.4 percent and rent growth increased by approximately 3.1 percent.
Overall transaction volume came close to the record levels set in 2007.
The apartment industry is a competitive and robust $1.1 trillion industry that helps 35 million renters live in a home that’s right for them, according to a report “The Trillion Dollar Apartment Industry” commissioned by NAA/NMHC through renowned George Mason University professor Stephen S. Fuller, Ph.D.
The report examined the economic contribution and jobs from construction, operations and for the first time the tremendous economic impact of apartment residents.
"The Trillion Dollar Apartment Industry" report was the research component of the industry's largest PR campaign ever and backed much of the data used within it.
“Apartments. We Live Here” told how apartments work—helping people live in a home that’s right for them. Major media coverage, an acclaimed advertising campaign, an info-driven digital experience and an innovative economic impact calculator connected policymakers not only to the dollars and jobs from apartments, but also the millions who call an apartment home.
The campaign was commissioned by NAA/NMHC.
NAA continued its work in 2013 to help members operate in climates favorable to our business. At the federal level, NAA/NMHC helped protect the multifamily industry in housing finance reform and other critical issues.
At the state and local level, NAA worked in conjunction with affiliated associations to provide expertise on topics including the Landlord Tenant Act and criminal background checks.
NAAPAC enjoyed another successful year in 2013 as a result of your participation. Your commitment to protecting the apartment industry resulted in the third straight year of positive growth in dollars and participants, with $425,000 raised and more than 2,650 participants.

Meetings and expositions saw tremendous growth in both attendance and quality, enabling members and supplier partners to connect with industry peers and gain greater and deeper knowledge of specialized apartment management issues.
The industry’s biggest event of the year—the 2013 NAA Education Conference & Exposition—was held in San Diego, drawing more than 6,300 attendees and 380 exhibitors. A rousing success, it featured more than 40 breakout sessions, welcomed General Session speaker Sir Richard Branson and included an outdoor Opening Party in San Diego's Gaslamp Quarter.
The conference lineup also included the 2013 NAA Student Housing Conference & Exposition, 2013 NAA Capitol Conference, 2013 NAA Green Conference & Exposition and the 2013 NAA Assembly of Delegates and 2013 Apartment Revenue Management Conference--co-produced with Joshua Tree Conference Group.

Three new local affiliates joined NAA in 2013:
This bought the number of local and state affiliates to 170, as of Dec 31, 2013.
NAAEI partnered with Corvias Group to pilot its inaugural Certificate for Apartment Maintenance Technicians (CAMT) Tablet class for maintenance staff.
This specialized CAMT was delivered over eight weeks by a series of live and recorded webinars, and included three days of hands-on training.
This 25-student pilot program successfully decreased seat time for learning from eight days to three days of hands-on training and all 25 participants passed the exam and earned their CAMT.
The NAAEI Leadership Experience: Powered by Dale Carnegie, was piloted in Atlanta last fall.
This two-day course, designed for regional personnel and corporate department heads, teaches managers how to lead effectively across generations, delegate tasks to develop and train others and find time to grow their businesses.
To customize the program for our industry, the Dale Carnegie program facilitator met with regional and corporate employees in Atlanta and Dallas to understand the unique challenges that leaders in property management face on a daily basis.
Growth in participation and coverage highlighted the year for the National Lease Program, which began a rebranding campaign in 2013. (See new logo on left.)
The Lease is now available in 45 states and the District of Columbia and the National Lease Program’s Student Housing Lease is now available in 24 states.
For the year, 60,733,000 clicks (or lease pages) were used through the National Lease Program, setting a single-year record for volume.
NAA embarked on an aggressive media and public relations effort in 2013. The year brought coverage for NAA and the industry in The Washington Post, The Wall Street Journal, CNBC and The Chicago Tribune, to name a few.
Lifetime Network program Designing Spaces filmed a segment in December about apartment living as a lifestyle choice.
It was shot at the NAA PARAGON Community of the Year, Hills Properties’ Palmera Apartments in Cincinnati. The segment aired twice in 2014, with future segments planned.
NAA's units Magazine, published monthly as a member benefit, was awarded two of the top three prizes in the category of “Magazine, Feature Stories” for the 2013 Association Media & Publishing EXCEL awards.
Two of NAA Staff Writer Lauren Boston’s cover stories won awards: “Hoarding” took Silver and “Homes Fit For Heroes” earned Bronze.
The article “Where There’s a Williston, There’s a Way,” written by Frank Mauck, Manager of Communications at NAA, published in May 2012, earned Bronze in the “Feature Article: In-depth Feature, More Than 1,000 Words” Central-Southeast category, presented by the American Society of Business Press Editors.
Also, the 2012 NAA Annual Report, designed by Gillian Ginter, Manager of Design and Production for NAA, won the GD USA In-House Design competition in 2013.
A new and completely revamped NAA website launched in April 2013, based on input from NAA members and staff. Developed and operated on Drupal Commons technology, it features a cleaner, crisper and brighter look.
Information was reorganized for greater ease-of-use and search functionality based on new and emerging trends in web development.
The site includes a mobile view and can be viewed in its entirety in a scaled down display for smaller screens.
The NAA Community was migrated into the new NAA site--now known as NAA Connect—enabling visitors to network and collaborate on important industry topics.
The new website received the Web Marketing Association's 2014 Internet Advertising Competition Award for Best Associations Website--the top prize in the category.
