 Licensing

Every state requires professional licensing for certain occupations. Rules for multifamily firm employees vary depending on job position. Most state real estate statutes exempt on-site multifamily property managers and their staffs from licensing requirements. Licensing exemptions for maintenance staff vary greatly and the nature of the exemptions typically depends on the nature of the repairs and duties performed.

NAA opposes requiring real estate licensure for property managers and leasing staff, as the necessity of good customer service in the multifamily industry already provides strong incentive for exemplary professional behavior. NAA also supports licensing exemptions for maintenance staff for basic repair and replacement work as well as day-to-day upkeep.
